House-Hunting, The Easy Way
Looking for a home? You may know what features you want in your next home. But do you know how to find it, finance it, and solve any complications that may (and often do) arise along the way? Reading the newspaper classifieds, looking at open houses, investigating For Sale signs in front of houses... these things are good to do if you're looking for a home to buy; but, even combined, these strategies provide you with information on only a small fraction of the houses that are on the market. Searching on your own is like wearing blinders: you simply don't have access to everything that is out there. As Realtors®, we are connected to MRIS (Metropolitan Regional Information System), the central database of all homes currently listed for sale by any agent, anywhere in the region. As your buyer agents, we can show you the inside of any of these homes - even those listed with another agent. We can also talk to buyer clients about houses that are not yet on the market.

What A Buyer Agent Does
We work with you to find the home that best meets your needs, using our years of experience and extensive resources to advise you on the various issues that come up while choosing among several homes. An example of such an issue is whether the asking price for a home you want is consistent with the property's value. We perform Comparative Market Analyses (CMA's) and use our proven negotiating skills to ensure that you do not pay too much for what you are purchasing. When you have decided on the house you would like to buy, we will present your offer to the seller. Having a good agent is also essential if your offer will be competing with numerous others, as is often the case when the housing market is tight. We make sure that you understand what you are signing, as some of the terms and conditions are not self-evident. In short, we are your advocates in the homebuying process. This will be one of the biggest purchases of your life. Doesn't it make sense to enlist the skills of a qualified professional to make sure that the deal closes smoothly, on terms you agree with, and with a minimum of stress and confusion?

Using The Internet?
Studies show that homebuyers are using the internet for their home searches in record numbers. You may have even heard of several websites that have online real estate databases that you can use to search for homes. A few of these are based on MRIS (Metropolitan Regional Information Systems, the central database of homes listed for sale). But what you don't know is that many of these sites rely on a copy of the database that is weeks, or even months, out of date! This often means that by the time prospective homebuyers like you see the property online, the property has already been sold. And some of these online sites don't even use the central database at all! However, if the benefits of searching for a new home online appeal to you, you may take charge of the process by going to our web-based online real estate database. Unlike many other searchable online sites, it is the same central MRIS database that Realtors® access, and includes all of the homes that are currently listed for sale on MRIS.

Second, click on our "Find Homes" button on the top menu bar of this site, then click on our "Search All Local Listings" button from the drop down menu and follow the link to http://www.HomesDatabase.com/DCHomes (it will open in a new window) and follow the instructions there: Simply click on "Homes Prospector" and you're on your way to searching for your next home. Input your criteria, and you can have the system e-mail you when matching homes are found. If you find a home that interests you, we can show you the inside! Special Financing
Almost everyone has some special financing concerns, and there are many niche financing programs to address them. Most lenders offer a variety of programs, and you may be able to choose between several by going directly to a lender. But you still may be missing out: even if you find a lender who has a below-market financing program, we may know of one that is even better!

This has worked out extremely well for those fortunate purchasers. We also deal in larger multi-unit properties for investors, and can obtain financing at residential rates.

Insurance >Do You Need Mortgage Protection

If you have a mortgage on your home, you may have received several offers from insurance companies that sell coverage to pay off your mortgage in the event you die unexpectedly. Although insurance in general is a good idea, mortgage insurance is usually a poor value in most cases.

If you read the large print, it appears that the policy will protect your family if you die before your mortgage is paid off. All you have to do is fill out the paperwork, have a physical exam, and pay a little more each month. The fine print, however, may limit the coverage relating to accidental death. If there are two people on the deed of trust, the policy may pay only half if one of them dies.

When considering mortgage insurance, call a good insurance agent before you send in your forms. Insurance experts usually advise against separate policies to cover various contingencies. A regular term life insurance policy equal to the amount of your mortgage will probably offer you a lot more coverage for your money.
